Top 10 Tips on Selling Your Home

Every seller would like to sell their home fast and for the best price possible. Unfortunately, several sellers have adopted a method of simply deciding to sell their home, and then placing a few adverts or spreading the word. We can help boost up your selling process with 10 tips on selling your home fast, and for the best price:

1) Price it right

A badly priced property will quickly become stale on the market. If you’re not sure of what price to ask for, simply check what other properties in your area are selling for. You can do this by visiting several real estate Malta websites and searching for similar properties.

2) Depersonalize it

Remove any personal items you may have running around. Ideally, your buyer would feel an immediate attachment to the place, but would only feel like an intruder in your home if your attachment to the property is visible.

3) De-clutter

Remove any knick-knacks you may have; discard anything you haven’t used in you Malta Property over a year. Clear as many surface areas as possible (table tops, kitchen counters etc). If you feel this is a bit difficult for you as you use these items on a daily basis, consider keeping a drawer/cupboard empty so can store everything in there during viewings. Remember that buyers pay most attention to kitchens and bathrooms, so make sure these areas are in tip-top condition.

4) If you’re not selling it, remove it

Be sure to remove any items or fixtures that are not being sold with the property, for example, chandeliers. Otherwise, buyers may assume that that particular item is included when purchasing the property.

5) Make minor repairs

Replace any broken light bulbs, repair unbalanced cupboard doors and oil those squeaky doors. Have a good look around and make sure no part of the Malta property is damaged. A bucket of paint would be a worthy investment, but be careful when considering renovations – not every seller manages to sell at a higher price because of a recent renovation made on the property.

6) Clean!

Make sure the house is sparkling clean. This includes windows, vacuuming, dusting, and hanging fresh towels before a viewing. Make sure each room is well lit and inviting. Warm up the place if you feel it’s too cold.

7) First Impressions

Make sure the property is attractive from the outside. If you have a driveway, remove any toys, branches from trees, if possible, clean the car. Pay particular attention to your entrance – this is where your buyer will stand observing everything until the front door is opened. Feel free to place a few attractive plants but avoid over-doing it.

8) Don’t linger

Avoiding lingering when clients are viewing your property. A prospective buyer will be unwilling to comment (positive or negative) if the owner of the property is standing right in front of them. If you have any children, keep them away from viewers. The same would be said about any pets you may have – your viewers may not be animals lovers or may possibly suffer from allergies.

9) Take good photos

Ensure attractive photos are taken by yourself or by your Malta real estate agent.  Viewers will expect to see their ideal property immediately, rather than looking for its potential.

 10) Get it listed

As a seller, there is only so much you can do to market your property. By getting your property Exclusively listed with a reputable Malta real estate agency, you are guaranteeing that your property gets exposure.  A Malta real estate agency will have your property listed on their website, and will make use of different mediums to expose your property – thus investing their time and money rather than yours.  Aside from this, your property would be availing itself of their extensive database of buyers and riding on the expertise of well-trained associates.

If you are a motivated buyer and interested in selling ask Drew Kassa Real Estate and we will ensure that your property gets the right exposure.
